The angel is there, telling you about the high market prices and the appetite of desperate buyers searching for a property. Busy open days and multiple offers. 

It's a great time to sell and think of the beautiful home you could move to. More space? A fabulous garden? Better schools?

And then, the little devil is on the other side. Whispering to you that you don't even like your home anymore, so why would anyone else want it? The garden faces north. The driveway is shared with the neighbour, and the transport links are a nightmare. 

It'll never sell, and you'll have to live there forever!

You couldn't even give it away!

It's going to stay on the market for years.

People will start talking. They'll say there must be something awfully wrong with it if no one's snapped it up. 

But of course, there is no devil or angel on your shoulders. 

A little nervousness is perfectly natural before marketing your home. 

No one wants their home to become known as 'the unsellable one'.

You just want to put it on the market and sell it to a new family so that you can move on. 

However, the reasons you want to move on are usually quite significant. 

Reasons big enough for you to go to all of this effort to sell your home and move out.

But, these reasons are personal to you and your circumstances. 

Try to cast your mind back to when you bought the property.

You fell in love with it, north-facing garden and all.

You were quite happy that there was a shared driveway as it was still a step up from when you used to park your car on the busy main road.

You thought nothing of the fact that there was no separate dining room and no downstairs loo. At that time, this was your palace, and you loved it. 

You've simply outgrown it now. 

As they say, one man's trash is another man's treasure. 

Your home WILL sell. 

You just have to have faith that your estate agent will find the perfect buyer for you.

What your buyers want to know is, on the rare occasions that we have a sunny day in the UK, will there be some sun in the garden? 

Not all south-facing gardens are guaranteed sun, and not all other directional gardens are refused the sun. 

Simply, south-facing gardens are an easy marker to suggest that, if it's a sunny day, you're most likely to have a sunny garden. 

However, if your garden faces north and you have no properties blocking those rays at the rear, you'll likely have just as much sun in the garden. 

As the sun tracks across the sky, different properties will see the sun in their garden at various times of the day. 

Yours may have a gorgeous sunny area first thing in the morning - perfect for enjoying your morning coffee whilst listening to the birdsong. 

Or perhaps you don't really catch the rays until mid-afternoon. Still, then you'll likely have the evening sun - ideal for a family garden party or BBQ.

The key here is just to know when your garden gets the sun and make sure that you use that information in the property description so that the buyers know what their life will be like if they bought your home. 

If you simply state that the garden faces north, they're left to decipher what you mean. They could be left thinking that your garden is like the black hole of Calcutta!

Make things clear and simple for your potential buyers to understand and show them what life could be like for them if they bought your house.

The key is to be aware of the potential negative points about your home and deal with those objections in the marketing. 

Remember, your estate agent has not fallen out of love with your home like you maybe have.

They'll be able to highlight the critical features to appeal to the right buyer. 

The simple fact is that you would no longer be the target market for this property. 

If you were looking to buy a home, this one wouldn't make the cut. 

But, your circumstances are personal to you, and there will absolutely be a buyer out there.
