Did you know that 99% of property searches begin online? Of course you did. You probably started your own property search online.

So it makes sense that the online presentation of your property looks fantastic to attract potential buyers to view your home.

The marketing of your home can make the difference between selling your home for a great price, and not selling at all.

If you don't attract viewers you will never receive an offer.

So, here are a few tips to make sure that your marketing is the best that it can be.

1- Declutter. It seems obvious but if your property is cluttered in real life, it will look even more cluttered on photographs.

2- Hide things that are not ''attractive''. Cleaning products and pet food bowls shouldn't be on display. But also, consider what can be seen in a photograph. Things pushed under beds or on top of kitchen units look messy in photos, so think about removing this for the photo shoot.

3- Flowers. Add a splash of colour and a point of interest in the photos by adding a few bunches of flowers. Either in the dining room or kitchen. Or perhaps a bowl of fruit in the kitchen? Using all the same type of fruit looks best, for example, all lemons or all oranges.

4- Let there be light! Ensure that all lamps and overhead lights have working bulbs so that the photographer can turn them on if they need to, ensuring that they can get the best lighting on the day.

5- Hotel-style bedrooms. Try to make your bedrooms replicate hotel bedrooms as much as possible. Think white bed linen and a few lovely cushions. Children's linen should ideally be white too, but if you have Disney characters all over your child's bedding, consider covering with a plain throw for the photoshoot.
