You only get one chance to make a first impression

So you need to make sure that you make a good one, right?

But did you know that lots of buyers will have either seen the for sale board outside your property or will have been for a ‘drive-by’ before booking a viewing?

This means that, although your photographs and video tour are important, your potential buyer will be looking at your property in real life before you even know about them.

So you had better make sure that you are making a good first impression, and that starts with the kerb appeal.

What does your home look like, on a normal day, from the outside?

Is it inviting?

Or does it look tired?

If your home looks like there is loads of work to do from the outside, you could be putting buyers off before they have even seen the inside!

How can you boost your kerb appeal to make sure that they want to view inside?

  • Tidy up the front garden - In the wintertime, there is not much that can be done with the front garden, other than to make it tidy. But at any other time of the year, you can put in a little bit of work to make things really look their best. Remove weeds and cut back any overgrown plants. You don’t want your viewers having to battle to get to the front door. Make sure that you keep the grass cut so that all looks neat and tidy.

  • Flowers - add colour to the front of your property with pots or planted flowers.

  • Do the ‘jobs’ you have been putting off - You know the ones that I mean, the handle on the gate doesn’t work properly, there is a fence post that is a bit wonky. All of these little jobs will create an impression that the property is tired and needs lots of work, even if that is not true.

  • Hide your bins/recycling if you can, or keep them tidy if not. Bins are necessary but not attractive! You certainly don’t want to be leaving them right at the front of the property so that they are the first thing that people will see.

  • Give the door a lick of paint - This will really freshen up the front of the property. Don’t go crazy on colours though, it is best to keep it simple and tasteful.

  • Do the tip run - Take any rubbish or broken things to the tip that you have been meaning to get rid of - you don’t want your driveway to look like a scrapyard.

Take a walk down your street and past your own house.

Look at the property with objective eyes.

How would a viewer see your home?

Would they think it looks lovely and well presented?

Or would they see a rusty bike with one wheel missing that you have been meaning to throw away for months?

When we live in a property we become blind to certain things, but the viewers will not be!

By putting in a little bit of effort with the outside appearance of your property you could entice all of those viewers that are lurking into actually booking an appointment!
