Can these plants in the garden increase the value of your property?

We know that outside space adds to the value of your property, but is it possible to boost this further by planting specific trees or flowers? Read this article to find out.

When you read a really well-put-together property brochure, you might come across mentions here and there of the plants or trees in the gardens. But why are they mentioned in the description? Could particular trees or plants make your home more desirable? Does that, in turn, lead to higher offers? If that is the case, can you increase the value of your home by adding some of these desirable plants or trees to your garden?

Bright, vibrant blooms, trained plants growing around the door, and beautiful scent-filled gardens all increase the home's curb appeal and appearance. Of course, most people will choose to buy a house based on the location they want, the price they can afford and the size that fits their family's needs. No one is putting into the search options on property websites that they will only consider a property with an apple tree in the garden. So why does it matter?

Your brochure and property marketing are opportunities to share the selling features of your home. They also allow you to showcase the lifestyle that buying your home could give to a buyer. Plants in your garden and the wonderful scent, visuals, etc. that you get each year when you live in your home are great ways to describe the softer parts of your property that tug on the heartstrings and emotions a little more than simply bricks and mortar.

Of course, this is not to say that you can plant a tree and wax lyrical about it in your property marketing to guarantee good offers. There still needs to be a description of the property, the rooms, the space available and the outside areas. But, discussing the first blooms of spring as the gardens jump to life, as an explosion of pink and heady scents fills the air, is a much better description of the garden than there is a garden with a lawn and patio.

Property descriptions are just that, a description of the property. But after you've said that the property has a living room, a kitchen and some bedrooms, the text is a bit boring, and buyers will most likely have stopped reading altogether. If you can use a little creativity and describe the property more poetically, you have a chance to really get the buyers to fall in love with the idea of your property before they even come to see it. Flowers have always been a great idea inside the home, buying a bunch in the weekly shop to brighten things up whilst your house is for sale, but why stop there? If your garden is filled with beautiful blooms, show them off and encourage viewings by describing them.

With that in mind, are there any particular plants that are more desirable than others, and could they actually increase the value of your home?

Wisteria: Whimsical purple flowers dangle joyfully in the summer as this wonderful plant trails across a pergola or even the front of the property, which can spark a buyer's imagination.

Hydrangeas: Large floral heads and pastel shades make this plant a great option. It can be grown in pots and flowerbeds.

Roses: With very romantic connotations, roses are always a winner, and their gorgeous scent can be wonderful as your viewers come to see your home.

Magnolias: Bursting into bloom early in the year, with a strong scent that perfumes the air, Magnolia trees are always popular.

Blossom: Another bloom early in the year; Blossom trees are often the first sign that spring is coming. It is also lovely when the petals fall like confetti around the garden.

Fruit trees: Pretty and useful, fruit trees are always a winner. The chance to make pies, crumbles or even cider makes a fruit tree a great idea and offers plenty of options for discussion in your brochure when trying to sell your property.

So, when you and your agent are putting together your marketing, make sure you describe the trees and plants in your garden to add a bit extra poetic wording and really capture the imagination of potential viewers.
