How can you attract viewers' attention when buyers have a whole host of new properties to look at and get excited by?
You need to take action to reinvigorate your marketing so that your home doesn't get left behind and miss the spring market boost.
So, how can you make sure that your home is fresh and ready for spring?
Tidy up: First impressions count, right? Over winter, outside can begin to look a bit of a mess. So tidy up the front of the property from all the debris and detritus accumulated from over winter. Remove the old leaves of last autumn. Get rid of stray cobwebs around the doorbell, handle and outside lights. Cut back any overgrown branches. Sweep the paths and fix any broken fences or gates after the winds and storms we've had in the UK recently.
Renew the photography: Stage your home appropriately for the season. In winter, you would expect a warm welcome with scented candles, open fires roaring and thick woollen blankets draped over armchairs. Whereas in the summer heat, offering a refreshing cold drink at a set patio table under the shade of a parasol. Set the patio table with a jug of icy lemonade and some glasses. Add a pop of colour to your kitchen photographs with a fruit bowl filled with vibrant, colourful fruit or a beautiful vase of flowers.
Touch up any paintwork: You don't want the property to appear scruffy in any way, so touch up and scratches or scuffs in the paintwork, internally and externally, so that your home seems cared for and well maintained.
Re-write your brochure copy: As with the images, tailor the text to the season. After winter, your brochure may mention cosy winter nights in front of the open fire. Perhaps now you could begin to mention drinking your coffee on the patio in the early morning sun? Or sipping a G&T on a breezy summer evening whilst watching the sunset? Think about the time of the year and memories you have had in the home. What would be a selling feature to grab the attention of the buyers and show them the lifestyle that living in your home could give them?
Plant some colour: Early spring flowers can add some lovely colour to the front of your property. Why not plant some cheerful flowers around the front of the property to really give your kerb appeal a boost.
A few bits and bobs done around the property as the weather begins to warm up could come back to you ten-fold when new home searchers start to view.
No one wants to think about roaring fires and cosy nights when the temperatures are rising, and the news is reporting another hose-pipe ban.
