How to make sense of your valuations.

You've likely had all of your valuation appointments by now. How do you make sense of it all? Your head must be swimming, trying to take in all the information. At this stage, making the wrong decision could make all the difference.

Or sell your property for less than it's truly worth and have a terrible time?

Here are some tips to help guide you through this decision.

1- What is the strategy? 
Is there a plan of action? A marketing strategy? A process that the agent can demonstrate to show how they sell properties? If the strategy is to list the property on websites and display it in their office window, this is not a strategy. This is posting your photographs online and hoping that a buyer will see them. You need to have a clear plan of how the sale will be achieved.

2- Is the valuation realistic? 
It's human nature to select the agent that says they'll sell for the highest price, but if this number is unrealistic, you will end up without any offers. Did the agent have a clear idea of the valuation of the property? Were you shown evidence to back up the valuation price? 

3- Who could you work with? 
This is not a popularity contest, but you and your chosen agent will work together for at least a few months, even in the speediest of property sales. You need to get on and trust implicitly that they have your back and your best interests at heart.

The agents' fees are not the most important factor here. If you are looking to sell a property, the end result is the completion of the sale. If you have an agent that says they'll sell for 1% or an agent that says they'll sell for 1.5%, you will only have to pay that fee if the sale is realised. So, take the agent's fees out of the equation because their percentage fee will never be charged if they never sell the property.

Who can deliver the results? The agent with a strategy and not just a marketing platform and a camera! You need to select an agent that you believe in to deliver the results you need in the timescale that you want.
