How displaying just the right piece of artwork can help to sell your home

Online marketing is now the equivalent of being in a shop window. But the competition is enormous, as every other property is listed there, too, vying for the buyers' attention. So the days of painting a property white throughout to ''freshen up'' ready for sale are long gone.

With almost every property search beginning online, how your property is presented is critical when you're trying to sell.

Online marketing is now the equivalent of being in a shop window.

But the competition is enormous, as every other property is listed there, too, vying for the buyers' attention.

So the days of painting a property white throughout to ''freshen up'' ready for sale are long gone.

An entirely white house would simply blend into the background.

Your home needs to be eye-catching, vibrant and impactful to grab that attention. You need to try and stop them mid-scroll and encourage them to 'click-through' and look at your property in more detail.

But you don't need to go all ''changing rooms'' and start throwing colourful paint around.

Artwork hung around the home can impact your property photography and capture property browsers' attention.

Why should you use art?
Bare, white walls feel cold and unloved. But as with everything, balance is the key. You also don't want a wall to be jam-packed with personal photos.

Selling a home is not just about selling bricks and mortar. It's about selling a lifestyle.

And art creates a certain level of mystique.

Being ''in the know'' about art, as with wine and other high-end collectables, is aspirational for many people.

And who wouldn't want to appear more cultured? More interesting and creative?

Now, of course, no one is suggesting that you need to go out and buy original pieces just to sell your house. But with a few well-chosen prints, you can transform the impression of your home whilst maximising the potential value.

Think about your favourite restaurant or coffee shop. They probably don't have blank empty walls. Most hospitality environments will have art hung to add colour and interest to the space and make it feel warm and welcoming.

Which artwork should you use?
Abstract art works very well as there’s usually a lot of colour and movement in the piece, and they are often quite large and eyecatching.

It's best to steer clear of very famous pieces, though, as these are often overdone.

Use bright, bold colours that are very eyecatching and create a great impression.

Also, more contemporary pieces are fashionable now. Simple graphics or song lyrics from famous songs can create a great impression. Or even book covers from classic works of literature.

Where should you hang it?
Consider the location of your furniture. Your furniture should be positioned to make the most of the room and space available. Place the art around the furniture that is the most aesthetically pleasing. Perhaps put a large colourful abstract piece above a sideboard or hang similar frames inline along a longer wall or hallway.

You can pick up some excellent prints for under £100, which is much less than the cost of a decorator and a lot less hassle than DIY decorating!

So, if you are preparing to put your home up for sale, consider hanging a few paintings to make your home stand out from the crowd and attract lots of buyers to ensure that you get the very best price!
