We all do our bit, recycling and opting for eco-friendly options wherever possible. Sustainable options are more important now than ever, and buyers are searching for homes with sustainability in mind. How can we implement sustainable choices within our homes?
Sustainability is no longer just associated with hippies or eco-warriors; it is a factor in our daily lives. We are making more conscious choices about what we consume, voting with our hard-earned money to select items that are sustainable over those that are bad for the environment. Indeed, how many of us pick up litter when we see it out and about and wouldn't dream of buying single-use products that end up in landfills?
Renewable energies, sustainable products, and recycling are now a way of life, as we each do our bit to help the planet. And with the cost of living increasing and energy bills getting higher and higher, it is little surprise that property purchasers are looking at the green credentials when they select a home to buy.
It makes sense to highlight these features you may have in your home to attract a buyer when you want to move. But what features are important to an eco-conscious purchaser?
Insulation: The level of insulation in your home will affect the energy efficiency. This will not only impact the cost of heating the house but also affect the warmth felt by the occupants. As winters get colder, this is a key consideration for a buyer, so if you have added insulation to your loft space or wall cavities, it makes sense to point this out.
Double glazing: For various reasons, double glazing is almost a given expectation for any buyer nowadays. Noise pollution and warmth are key considerations for a buyer. So, if your property does not have double glazing, this could be a mark against your property in a buyer's search. There is no need to make a special effort to point it out in your brochure, but you might want to consider having new windows fitted if you are thinking of selling if you don't have double glazing.
Solar Panels: Once considered expensive and unnecessary, solar panels are becoming more popular, particularly as energy costs rise. If you have solar panels, especially if yours generate income from the National Grid, make sure that buyers are aware of this.
Electric Car charging: Electric cars are becoming more popular than diesel and petrol cars for many of us, so having a charging point at the property could be a key factor. There are grants available to have them installed if you don't already have one.
If your home is as green as possible, it will shine as a clear contender to eco-conscious buyers. However, you must highlight the features of interest to ensure that the perfect buyer sees your property. This is where the estate agent comes in.
Choose an agent with access to technology, AI, and marketing channels that allow them to hone in on the right buyer for your property. Placing your home on Rightmove and hoping that a buyer will see it and make a viewing appointment is fine, but it is not the best, most efficient way to sell a home and certainly not the way to achieve the highest price.
